College is about to start and Scotty Parker (Rebecca Balding) still hasn’t figured out her housing situation. She finally finds some lodging at a Victorian mansion where three other students - Peter (John Widelock), Jack (Steve Doubet), and Doris (Juli Andelman) - are also renting rooms. The cliffside manor is owned by Mrs. Engels (Yvonne DeCarlo), who also lives there with her son Mason (Brad Reardon). One night after all four students were hanging out together, a drunken Peter ends up alone on the nearby beach and is stabbed to death by a mystery attacker. Doris decides she doesn’t want to live there anymore, but before she can pack up and go, she’s also stabbed while in the basement. The assailant turns out to be Victoria (Barbara Steele), Mrs. Engels daughter and Mason’s real mother. Turns out a suicide attempt and a botched lobotomy have turned her into a mute psycho that had been hiding in the attic the whole time, and now she’s after Scotty. Will Mrs. Engels and Mason do the right thing or will the household be brought down when the cops finally wise up to what’s been going on? It’s the 70s, so a braless Rebecca sports some perky poking nips about thirty-nine minutes, as well as a skimpy bikini while frolicking on the beach. Scotty and Jack end up making a love connection, so we finally get a look at what Rebecca’s been teasing us with when her bare breasts are spotted during their bedroom romp.
